What is Home Equity?
Home equity is the financial portion of your property that you own outright. It represents the current appraised market value of your home minus all outstanding mortgage balances and liens against the property.
Home Equity Formula
Home Equity = Current Appraised Market Value - Total Outstanding Mortgage Balance
Two Ways Home Equity Grows
- Principal Amortization Paydown: Monthly principal contributions reduce your remaining loan balance.
- Property Market Appreciation: Natural real estate market growth increases the overall value of the home.
